- Tax Depreciation Schedule
By Penny Lane
To many, the American dream is to own a home. However, this is not always the best case scenario for everyone. If you have been thinking that owning is not all it is cracked up to be, you might be right. Consider the recent trend toward foreclosures. Home values are also dropping rapidly and property taxes are rising through the roof. Add to that the fact that you are responsible for all sorts of repairs, paying for homeowners insurance and keeping up with lawn maintenance and exterior and interior renovations. Basically, owning a home can be expensive. Luckily, owning is not your only option. If you loathe the idea of mooching off of relatives and you want your own space, but owning sounds like a nightmare, consider renting. Westwood OH apartment rentals and Mt Washington OH apartment rentals provide a variety of options that might be right for you.
Real estate agents will tell you that owning a home saves you money over the long haul, but is this really true? Chances are; you are going to be spending a lot more on repairs and upkeep than you can even imagine. Sure, your mortgage payments might be less than monthly rent, but the costs do not end there when it comes to owning. When renting, all you need to worry about is the amount due to the landlord each month. If something breaks, needs painting or replacing, or you face a home emergency, the bills all go to the landlord. You are likely paying a portion toward the expense from your rent, but the landlord is managing the money. If your water heater explodes, you will not be on the hook for several hundred dollars.
Another cost-saving benefit to renting is that you do not have to pay homeowners’ insurance. Some landlords make you buy renters’ insurance, but that is usually much cheaper than if you own the property. Homeowners’ insurance is usually built into your mortgage payment; so many owners do not even realize how much they are paying each month. It adds up though, and is a cost you will not need to worry about if you are renting.
In addition to all of the cost-saving benefits of renting, you also do not have to spend your weekends fixing and upgrading your home. Renting provides you freedom of time to do what you want without having to worry about mowing the lawn, repairing the sink or shampooing the carpet. All of these things are handled and paid for by your landlord. There are certainly instances when absentee landlords cause you problems, which is why it is important to do research and ask for references before signing your lease. However, if you do your due diligence ahead of time and work with a reputable landlord, you have nothing to worry about. You will enjoy all the freedom afforded to non-homeowners without a care in the world.
Finally, you have no obligation to the space beyond your lease. If your job requires you to relocate or you just grow tired of your surroundings, you can pick up and leave if you are only renting. Homeowners must first wait to sell their current home before moving on.
